In July of 2011 there were 31 homes that closed within the month for Needham, MA. this was a increase of  5 units as there were  26 homes that closed in July of 2010.

So there were more units sold and the homes sold for more in July 2011 as compared to July 2010.  Notice the list price was lower than last year in July 2011.  Pricing is key in marketing a home but then it always is.

The Massachusetts Association of REALTORS® (MAR) reported today that June sales were down from the same time last year, but up from this past May. Median prices for single-family homes were down less than two percent on a year-over-year basis, but continue to go up from the month before. While condominium sales were also down on a year-over-year basis, median prices were up for the third straight month. Condominium month-to-month sales and median prices were both up as well.
 
"June is the last month that we’ll be comparing sales directly against the presence of the 2010 homebuyer tax credit, therefore moving forward we’ll have a more ‘apples-to-apples’ comparison to gauge where the market is,” said 2011 MAR President Laurie Cadigan, broker-owner of Barrett & Company in Concord. "However, despite the comparisons, REALTORS® across the state have reported stronger than expected activity recently and hopefully this will translate into more sales in the months to come

Good News Rewards in Homeownership New York Times/CBS Poll: Homeownership is an Important Part of the American Dream

Nearly nine in 10 Americans say homeownership is an important part of the American dream, according to the latest New York Times/CBS News poll. And they are keen on making sure it stays that way, for themselves and everyone else.

 A persistent belief endures that the market will eventually improve and housing will regain its traditional importance. Donna Boyd, a transportation supervisor in Cuyahoga Falls, Ohio, acknowledged "it might take a long time” for property values to go back up. "But I don’t think I’m throwing my money away,” she said in a follow-up interview. "I rented for years when I was younger, and I just don’t like the idea of putting money in someone else’s pocket for something I will never own.”

NAR: Pending Sales of U.S. Existing Homes Rise by 8.2%

The number of contracts to buy previously owned U.S. homes rose almost three times as much as forecast as falling prices made properties more affordable. The surprising 8.2% increase in the index of pending home resales from April followed a revised 11% drop the prior month, the National Association of Realtors said. Economists forecast a 3% gain, according to the median estimate in a Bloomberg News survey.

Needham Market Report June 2011

For sure the the average list price has increased quite a bit at 12% over last year and the ratio from list to sale price is  pretty constant from year to year.  The luxury market is slower but still homes are selling well in Needham.  The concentration is still in the first time buyer price ranges of $500k and $600k.  In the state of Massachusetts the unemployment is far better than many other states.  Due to the close proximity of Boston.   The fact is that Needham and other communities have seen a price increase.   We don' always hear the good news in the media but there is some good news in the Real Estate market.

Needham offers a wonderful community with the finest of schools both private and public.  I know that often those living in the city want to move to Needham because their friends have and the have heard of the wonderful schools and community spirit Needham has.  Needham has the Beth Israel Deaconess Hospital Needham Campus which is of course part of the Boston campus with the same doctors.  We are certainly fortunate to have all that  Needham offers for all ages.

The average list price in June of 2011 was $868,932
The average list price in June of 2010 was $775,921

The most expensive home sold was $2,150,000 at 94% of asking price and sold in 189 days .

There were  32 homes sold in the month of June 2011 with the highest concentration of sales being between $500,000 to $599,999 - 10 homes sold in that price range.  In the price range between $600,000 and $699,999 and $1,000,000 and $1,499,999 there were 5 total for each.  The average days on market was 73 days.

57 homes sold for 97% of the list price in the month of June 2010

32 homes sold for 98% of the list price in the month of June 2011


The average sale price was  $749,813   June 2010

The average sale price was  $704,750   June 2011

Needham Real Estate Market Stays Strong Needham  Real Estate Market Continues To Be Very Strong

The Needham real estate seems to be relentless in the sales and quick to sell when soon after it reaches the market.  Of course, it is critical that it be price properly from the start. 

There will most likely not be a let up into the summer is what I predict.  Other communities are catching fire too.  Needham, MA has been so insulated through the recessions.  The most important aspect of market your home is the putting it on at the right price.  Those that have come on the market at the right price go so quickly, often the same same day.

Needham continues to flourish and homes sell very quickly in this luxury market especially when they are priced right no matter what season of the year we are in.

There is an increase in units from year to year as well as in the price.   There were 6 more sales in April this year over last April.

There are 130 single family homes on the market with average list price of 

$1,149,151 

 

These homes range from $399,900 to $3,295,000
